You do not have to be ready to list before we talk. If you are months away, considering downsizing, coordinating a purchase, or simply unsure where to begin, an early conversation can help us identify the right plan for your circumstances.

A Selling Strategy Built Around Your Home and Goals

Selling a home can feel overwhelming long before the sign goes in the yard. My job is to understand your situation, explain your options honestly, and build the strongest appropriate strategy toward your goals.

Some sellers have time to prepare carefully. Others need to move quickly. Some are focused on maximizing market exposure; others value timing, simplicity, privacy, certainty, or coordinating the sale with their next move. Those differences matter, and the plan should reflect them.

No Two Homes—or Sellers—Need the Same Plan

I do not believe in forcing every listing into an identical package. Before recommending preparation, pricing, marketing, showing, or timing decisions, I first learn what makes the property different and what the seller needs the process to accomplish.

We will consider the home's condition, likely buyers, current competition, financial considerations, desired timeline, privacy needs, and acceptable level of disruption. The result is a plan designed for that particular home and seller—not a generic checklist.

Understand What Matters First

Our first conversation is about more than price. I want to understand why you are considering a move, what timing would work best, what concerns you have, what you are willing—or not willing—to do before listing, and which outcomes matter most to you.

Prepare With Purpose

Together, we will identify which improvements, repairs, staging steps, or cleaning services are likely to support the strategy—and which may not be worth the time or expense.

Complimentary professional pre-listing cleaning is included as part of my seller services, with the scope tailored to the home and preparation plan. We'll determine together what cleaning will make the biggest difference before your home is presented to buyers. Additional or specialized services can be discussed when appropriate.

Price and Position for the Current Market

I evaluate relevant MLS sales, active competition, buyer behavior, the property's condition and features, and your priorities before recommending a pricing and positioning strategy. The goal is not to promise a particular result; it is to make a well-supported decision and execute the strongest appropriate plan for the market.

Market the Home Intentionally

The marketing approach should match the home, likely buyer, price range, competition, and seller's expectations. Depending on the situation, the plan may include professional photography, staging guidance, digital promotion, video, agent outreach, open houses, or other appropriate tools. We will choose tactics because they serve the strategy—not simply because they appear on a standard list.

Build a Showing Strategy That Fits

Showing access, launch timing, notice requirements, feedback, and adjustments will be planned around both market conditions and your household's needs. I will explain the tradeoffs so you can make informed choices.

Evaluate the Entire Offer

When offers arrive, I help you compare price, financing, contingencies, concessions, inspection terms, appraisal exposure, timing, and overall risk. The strongest offer is not always the one with the highest number.

Adjust When the Market Gives Us Information

If showing activity, buyer feedback, competing listings, or market conditions point to a needed adjustment, I will explain what the information suggests and help you decide how the strategy should respond.

Stay Informed Through Closing

Once you accept an offer, the plan continues. I stay involved through inspection, appraisal, title work, deadlines, and closing so you understand what is happening and where decisions are needed.
